Meh, I don’t think it’s so bad. He’s right, most cheap places suck. I mean...I could buy quite a nice house in Winnipeg...but instead live in a small townhouse  in metro Vancouver.

The biggest driver of cost in real estate is demand, not labor or materials except when a particular trade is scarce or materials have to be transported long distances. Stone is a popular and relatively inexpensive building material in Austin because the quarries are nearby. Brick is damn near impossible to get in parts of Arkansas because there aren’t any local bricklayers in those areas.

We can buy a lot more home in Texas for the same dollars we have to spend in Louisiana because of land, labor, and material costs.

Some cities have an unnatural “investment” market; where people invest in apartments because they think its stable. It ends up being so competitive that rental prices go up and no one can realistically afford tuem . It happened here in the early 2000s, its happening in Zapopan , and even in New York City where housing regulations are tighter, a quarter of luxury apartments are unoccupied.

This is true. L and costs play a big part . In many states, there are no natural barriers (i.e. oceans, mountains) to development that push buildable land prices higher.

Exactly. Regulations can drive demand too. We’ve seen this with tax incentives/shelters as well as growth barriers like green zones or limited building  permits.

Exactly. There’s lots of reasons a house can be cheap. Most if not all of them  boil down to “not a desirable place to live”.

I was able to buy a house in Arizona fresh out of college because out property values cratered. My house is now worth 4x what I bought it for.

My house was built in 1958....

I can buy a brand new house (built out of wood and foam by illegal labor) for half of what my house is worth now in a surrounding city.

We also have no water.

Explain that.

How is it uncalled for? It’s no secret that those areas have acres of cheap land and farmhouses. There’s also a lack of things such as job opportunities in many sectors, often times there’s lower pay, fewer amenities, etc...

I read that as criticism of the list for not breaking down things like “ch eapest university town” “cheapest rural area” “cheapest waterfront property” “cheapest urban property” and the like . Instead they just average the median price per sq. ft. and go “WOW LOOK HOW CHEAP WEST VIRGINIA IS!”

I disagree. I think big, dense cities/metroplexes suck. Too many people, too noisy, too congested, too smelly, and you have to pay a shitload of money for the “privilege.”  You can have your crowded hellhole, I want no part of it.
